❓ Is the $199 agent fee required?
Only if you choose to work directly with a Sphere agent for tours and application submissions. That fee is reimbursable if:
✅ The property manager pays our commission, or
✅ You later buy a home with a Sphere agent
❓ Do I get all my fees back?
Yes! You can earn back up to $299 in enrollment + agent fees through Sphere’s renter loyalty credit — either when a landlord pays our fee or when you purchase with Sphere.
❓ Do I have to use a Sphere agent?
Not at first — many renters only use us to build their Renter Packet and search smarter. But if you want us to tour homes or represent you in a lease, then an Agent Employment Agreement and $199 representation fee applies.

No problem. We’ll connect you with a Sphere-approved lender in your ZIP Code who can help with credit repair and a long-term plan toward homeownership.
❓ Can I use my Renter Packet for listings I find online?
Absolutely. We build your profile so it can be submitted to any property manager or landlord — on or off the MLS.
❓ Do you show homes with applications already submitted?
No — we avoid touring homes that already have accepted or pending applications. This saves you money on non-refundable application fees and wasted time.
❓ Will I need to fill out a separate landlord application?
Sometimes. While our Renter Packet helps streamline the process, each property manager sets their own requirements. We’ll help you navigate both.
